rent
Rent is collected on a monthly basis, unless otherwise stated. Standing order is the preferred method of payment.

deposits
A Deposit will be taken at the beginning of the tenancy & this will be held by Malik Charles & co until the closure of the tenancy agreement. The deposit will be held by the tenants deposit protection scheme. The deposit is fully refundable, however if the property on the last day of inspection is found to have any damage that was not listed on the inventory at the start of the tenancy agreement, the damages will be deducted from the deposit to pay for repairs, replacement or cleaning.

term of tenancy
Tenancy agreements run usually on a 0-6 month agreement however some are on a 0-12 month basis. The tenancy agreement can be terminated earlier when 2 months notice is given.

referencing
We will need to Credit Check/Reference you to ensure that the rent is affordable for you in order to reassure the landlord. All applicants must be 18 or over. The credit check is carried out by a professional company. An administration fee will be charged for this.

responsibilities
You are solely responsible for the payment of all utility bills from the start to finish of the tenancy agreement till the end. These may include – Gas, Electric, Council tax, tv license and Water. Some properties may apply a restriction to the agreement concerning Pets, smoking, children or just professional persons. This will depend on each of the property's.

fees
We charge an administration fee to cover the cost of referencing, the fee varies on each property type. There is also a £50 fee for every additional adult that wishes to move into the property.
